Getting Started with TEXAS BEST
1. Find a Location
Texas Best does not assist with obtaining land. You will have to provide/own land in our service area prior to getting started with us. To see our tips for finding land, check out this VIDEO!
2. Determine Budget (BarndoCostCalculator)
When wanting to build, you need to analyze what you are capable of spending, whether this be through a mortgage or paying cash. To see our current rates based on square footage, go to our BarndoCostCalculator to get a preliminary quote. Once you have a set budget, it will help you determine what you can design or plan to build.
3. Select a Lender - If Needed
We recommend you get preapproved if you are working through a lender, and if you are paying cash, having a proof of funds letter is necessary. We are happy to put you in contact with a lender who we have worked with or know finance barndominiums, just call our office. If you do not use one of our recommend lenders, it is important to find a lender who is familiar with barndominiums or steel framed homes.
4. Select a Floor Plan (Shop OUR plans)
To move forward with Texas Best, you will have to provide a floor plan.
When finding or designing a floor plan that works for you, there are multiple options. We have over 50 floor plans available for purchase at BestBarndoPlans.com. If you cannot find a plan that meets all your needs and/or will keep you within your budget, you can call our office to get a recommendation for custom plans.
When choosing a floor plan, be sure to take into mind that there are additional costs for special finishes. Common additional costs not included in our standard pricing that we see but are not limited to on floor plans are masonry, overhangs, fireplaces and fireplace hearths, extra showers, extra utility/laundry sinks, double doors, extra garage/shop doors, extra concrete (usually sidewalks/driveways), extra eave height (standard is 12-14ft for single story and 16ft for double), steep roof pitches, mud benches/drop zones, special or extra cabinetry, etc..
To check if your plan is within budget, use our BarndoCostCalculator for a preliminary quote.
5. Quote/Site-Visit
With our company, after you have land in our service area, pre-approval or proof of funds, selected a floor plan & have gotten a free preliminary estimate from our online BarndoCostCalculator , it is time to reach out to us for a formal quote and site visit meeting. Prior to formal quote & site visit, we do require a $500.00 deposit. If you use us as your builder, that deposit will be credited towards your build.
During the site-visit, we will evaluate any site work that may be required prior to starting the project as well as check for accessibility to build site & utilities. This may require adjustments to the quote to cover any additional costs.
6. Sign Contract
Once Texas Best has evaluated the land & project during the site visit meeting and you have come to an agreement on the price of the project, you are ready to sign a contract.
Once the contract is signed & you are fully funded, we currently have 10-12 week waitlist prior to starting construction. Once construction starts, we have around an 8-10 month building period for turnkey and 3-5 months for shell-only.
